    As far as I know as at June 2022, no potential project directly in front of 3 Residence unless they or someone gonna further reclaim again which is really crazy but I think it is safe to say that the next 10 to 15 years are safe.

    I can’t say 100% no project anymore because this is Malaysia, anything can happen. #MalaysiaBoleh

    Well, since it is completed around 2021 to 2022 you can just add another 99 years which would expire around year 2,120. #SeeUAfterLife

    Is 3 Residence Penang a Good Buy ?

    Our Analysis / Opinion

    3 Residence is really a great location, literally at the middle of Penang where you can travel easily north or south direction. 

    Quality wise I can’t use the word perfect but above average. Because if I use the word “perfect” later some keyboard warriors will drop a lots of bombs here. Hence, you can expect an above average quality for 3 Residence condominium. 

    Everything here I would use the word “mini” , because the biggest layout / size of 3 Residence is 1,157 square feet somemore it is duplex with 3 bedrooms.

    In short, great location, above average quality workmanship and not that expensive because of leasehold.

    Overall Karpal Singh, Jelutong is having a slightly better ROI in terms of rental rate compared to other spot of Penang like Bayan Lepas. 

    3 Residence IJM is good option if you’re aiming for higher ROI in rental return than Bayan Lepas area.

    If you’re lucky, you can get even 5% rental return (excluding maintenance fees). The ROI thing is just mathematical / figure issue. If you’re 1st hand buyer of course you bought at cheaper rate let’s say example you bought at RM 500k and the rental rate you get is RM 2,300 then your ROI is 5.5%.

    Hence, in average you can expect at least a 3% – 5% ROI in terms of rental return for 3 Residence.

    The monthly rental return / rental income is sufficient to offset your bank loan monthly interest instalment. If you’re lucky you can even offset your principal instalment. (If you know how to play the game).

    3 Residence Jelutong shall be moderate (not so easy and not so hard to sell) If it is a freehold property I would say shouldn’t be hard to sell it in the future. That depends on the management’s application and government’s approval as well. If you can convert to freehold it is a bonus, if not, leasehold will be the reason your future buyer will consider.

    Other than that everything is just fine, great location, convenient and above average quality.

    Again, 3 Residence Karpal Singh Drive, Jelutong is a project with great location, quality ok and convenient and if it is not leasehold I would definitely pick up a unit here.

    If you’re ok with leasehold just arrange a visit with us and we’ll show you the best unit we have. It is definitely a secondary / subsale market unit because 1st hand / developer unit are fully sold out even top floor as well.
