Is Anggun Residences a Good Buy ?

Our Analysis / Opinion

All I would share is you will definitely happy with what you had paid for property. However there is no 100% property, it all always two sided of comments as everyone have different lifestyle & taste. I personally love this layout.

This is one of interesting project that am amazed me as the layout itself had given me a wow impression due to spacious of the layout with the smallest unit of 1045sqft. This project is well known with the column & beam free layout that actually provided the wrong impression of at least 1500++ soft but in fact is only 1045sqft. With the USP of column and beam free layout provides a very spacious living hall of 12ft & each rooms that can be placed AT LEAST a queen size bed, which is very rare can be found in 1045sqft.

And not mention Anggun Residence is now currently the lowest density of residential tittle in Batu Kawan with unblocked view,. If you are using for own stay purpose, I believe that no one would love to stay in a high dense project & blocked.

 

As we all know that now Batu Kawan is blooming with all the 4959 acres of industrial areas & also medical centre like iHEAL which takes up to 159 acres & Columbia Asia project consist of 7 storey hospital ,estimated completed by 2024. For education wise, we currently have The Ship Campus which accommodates up to 4000 students and also UOW Malaysia Not to mention of the existing & upcoming commercial projects, do you still think Batu Kawan is a place that nobody would like to go.

With such planning & masterplan from government & also private sectors with the good accessibility of the Penang Second Bridge, it actually provided the job opportunities & the population growth in Batu Kawan.

Having a conservation thoughts, the expected rental will be range from RM2000- RM2300 considering for fully furnished unit.
Maybe you would question Batu Kawan, got so high meh? Let me tell now existing completed project rental had shoot up from RM1.8K to RM2K, which almost similar layout with Anggun. The rental yield about 3.5%

It would a a yes and a no. It would depends on the timing that you would let go.

Why yes? If the whole developement matures as the planning, I afraid that you yourself do not want to sell it as due to high rental yield.

Why no then? If you are expecting to sell it once you gotten your key, I would say it not easy to sell during the time.
