    You wouldn’t believe me even if I say no. Currently there’s building blocking the view of Grace Residence and the latest would be Urban Suites and further up there would be Gelugor, The Light City with latest addition Mezzo, a convention centre and shopping mall.

    As at October 2021 the sales package of Grace Residence Penang will be including Legal Fees for SPA & loan agreement, stamp duty for loan and MOT.

    Is Grace Residence Jelutong a Good Buy ?

    Our Analysis / Opinion

    If you’re looking for own stay at Jelutong or short travelling distance to Georgetown area, you should consider Grace Residence Penang because of its location.

    Apologize if you don’t like my language, but I still have to say it: if you are worried of traffic congestion then don’t stay Penang. Problem solved.

    In short, I would say Grace Residence is a good location, new condo, comprehensive facility, low density. Good for your own usage / own stay purpose

    It’s too early to say or conclude if Grace Residence is a good or bad investment considering recent property down trend and Covid 19. You can say it’s good because of its convenience in terms of location. A few things to take note would be your indirect competitor for Grace Residence. Keep reading to find out more about the indirect competitor.

    ROI in terms of rental rate would be around 2% to 3% like what i mentioned most of the time for the other Penang’s project review as well

    Rental rate of Grace Residence would be around RM 1,800 to RM 2,500, if you’re taking bank loan for sure you’ll be having net cash outflow, if the rental rate able to offset the bank loan interest then go ahead you can consider to pick up a unit here.

    You should expect a moderate or “medium” difficulty due to the low density features of Grace Residence.

    Indirect competitor would be Bayswater, Platino, Sandilands, Setia Sky Ville and etc. Well, at least you can still say lower density for Grace Residence.

    Big question here is how much you plan to sell Grace Residence ? If you think you can at least break even or sell it by factoring in the interest payment or charges then you’re safe to proceed to pick up a unit at Grace Residence as well.

    As at October 2021, developer is having balance unit of 1,646 square feet with 3+1 bedrooms around Rm 1m +/- onward with free legal fees for loan and SPA , stamp duty for loan and MOT

    If you’re wondering how much the original selling price, I can tell you, i don’t know. Because I’m just in the field for almost 2 years.

    As far as i know 1,646 square feet original selling price was around Rm 8xxK to Rm 9xxK, and you might be wondering “wah now selling Rm 1m+/-, then developer earn a lot wow”

    Well, all I can say is inflation and you should bought earlier time rather than wait and pray for the price to go down … … material price gone up and most of the project I know the price all gone up as well and 1 project’s pricing was readjusted or stopped just because of material price went up and due to Covid 19 the construction cannot be progressed

    I’m ok with the facilities and it’s just nice for 378 units even though I don’t like the plain design for children swimming pool.

    Facilities still new because of Covid 19 and the occupancy rate still low so don’t simply raise any doubt like “why no people move in”

    Overall you should choose Grace Residence if you have the budget; if you prefer new condominium and also complete facilities.
