Considering Maritime Signature is having the same features as Maritime Suite Penang you should expect the project itself will be qualify to operate as office, AirBnb and homestay business.
If you’ve already owned a unit of Maritime Suite Penang then you definitely know about the features of commercial suites and slightly higher ROI in terms of rental rate around this area of Karpal Singh Drive.
If you’re expecting a quiet / peaceful environment you should consider other residential project for instance the newly completed project in 2021 3 Residence by IJM Land which is residential usage.
The commercial usage of Maritime Suite itself will attract different visitors in and out of the condominium therefore if you’re planning for your own stay purpose might not be that ideal. Not saying Maritime Signature is a bad project for own stay purpose just that you have to accept the fact of the visitors.
It’s a good location compared to Bayan Lepas and areas like Sungai Ara, Bukit Jambul and it also offers a great ROI in terms of rental return compared to the area mentioned.
The existing ROI in terms of rental rate for Maritime Suite is around 4% – 6% prior to Covid-19 situation.
Expected completion of Maritime Signature would be around 2026 and it shouldn’t be hard to achieve such return as it’s only 232 units in total and of course you can’t compare the data of Covid-19 where it is definitely lower for the past 2 years.
