Is Palma Residency a Good Buy ?
Our Analysis / Opinion
It is really good, only if you’re working nearby Bukit Mertajam’s area. Why I said so? Because of traffic congestion (traffic jam) !
Don’t get me wrong, everywhere else in Penang also has the issue so I am strongly recommending if you’re working nearby BM area, this is really a good choice. If you’re working in Penang Island, you will have to face 2 jams, which is peanut butter and strawberry jam. (just kidding), 1 from the Penang Bridge and another on the way back to Alma.
If I have to rate property investment in A, B, C, D, E, I would probably rate Palma Residency as B because the location slightly inside where not much exposure or attention is given. That makes it a little bit challenge unless you found a specialist agent at that area who can promote well for you (don’t forget to pay a fair fees).
Personally I think Alma is a little bit out of town yet Alma is also one of the place where people from Penang Island or from another state will consider to buy another property here because of the “LANDED” where it is totally impossible to find new landed property project in Penang Island.
Also your potential future buyers for Palma Residency could be nearby neighbourhood which parents buy for kids or next of kin wish to buy somewhere near to parents with landed property as priority.
Malaysia has a weird scenario where landed property does not get a very high rental yield. Hence not much owner of these newly complete landed project are renting out their unit. Because in the end their unit might get messed up by the tenants.
Me as an agent I also don’t handle rental for landed property because it is totally a mess if anything bad happens.
In short? Very very low rental ROI, if you plan to buy and rent it out then it’s better you look for shop lot or condominium.
My usual answer will be depends on how much you want to sell. I would say fairly easy if you follow market because Palma Residency is a gated & guarded development where it also offers certain degree of privacy and security compared to non-gated & guarded landed house.
if you want something new or not older than 5 to 10 years as at September 2022, consider Palma Residency. If you want a bigger space, you can consider raise your budget or buy 10 years old house because older house tend to have bigger size.
Quality wise for Palma Residency I would say A-OK, no major defect that I can detect, underground cable, solved a feng shui issue for chinese.
