As at Nov 2023, nothing that I know will exactly build in front of Sunrise Gurney that could block its sea view. Only the opposite reclaimed island by E&O named Andaman Island shall be a new island while you get to enjoy the future city view too.

This project was completed in year 2015-2016, as far as I know (which I was still a college student) I don’t this there is any furnishing package was offered by the developer, only some renovation like kitchen was included.

Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya. 

Developers would be happy if you help them save cost.

However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

Sunrise Gurney is good for own stay purpose only if you don’t mind the short term rental tenant, AirBnb guest. But to be honest, I’ve been there for a few times, maybe, maybe, maybe I am lucky, it doesn’t appear to be noisy. 

So, If you don’t need a big space, like what I concluded in my YouTube video up there, and you are not here very often, you can consider Sunrise Gurney and you can rent it out too while you’re not in Penang.

Erm, if you ask me about capital appreciation, I wouldn’t dare to promise but if you ask me about rental ROI, I would say this is a very good investment if you’d like to operate AirBnb or short term rental yourself and as per my quick calculation in the video, per night at Gurney Drive location you can get about Rm 400+/- and like I said maybe I research it during year end so could be higher too, you don’t have to trust me, you can have your own research. If Rm 400+/- per night with 50% occupancy rate you can easily get 4% rental ROI not to mention we haven’t calculate public holiday yet.

Yes and no as usual, it depends on your asking price and your unit’s facing, I think unit that face Gurney Drive will have a better market or attraction that those non-sea view unit/ facing Kelawai road, town view. 

You can only target those wanna operate short term rental or foreigners that are having the same idea like mine i.e. to rent it out when they are not around.

Duplex, special in Gurney Drive, yet a bit small for own stay purpose if you have some family members while if it is just a few person I don’t think shall be an issue. 

Facility gym, swimming pool is there, simple yet sufficient to cater the needs of the people there.
