Sunway Dora, a proposed mixed development by Sunway Property located at Bayan Baru. The project is located on a 1.6-acre land along Persiaran Mahsuri 1, within the vicinity of Bandar Sunway Tunas. It is only a stone’s throw away from Olive Tree Hotel and SPICE Convention Centre.
 
The land is currently used as a paid parking space with a 2-storey building. The existing car park building will be demolished to give way to a 20-storey building with 13 storeys of residential, 5 storeys of car park podium and 1 storey of commercial.
 
It will feature 156 residential units and 22 units of shops on the ground floor. The project is still in its planning stage and pending approval. More details will be available upon the official launch. – Penang Property Talk.

Is Sunway Dora a Good Buy ?

Our Analysis / Opinion

Yes, a big yes if Sunway Dora complete as expected. The reason Sunway Dora is a good project for own stay is because it is definitely so much better than the projects in Sungai Ara, Ralau and Bukit Jambul area. Compared to the areas mentioned, Bayan Baru has more landed property thus not much high density project as you can see in Sg Ara, Bukit Jambul and Relau area. Don’t believe in me ? Just drive yourself to golden triangle area and airport area and you’ll understand.

Yes, if the launching price of Sunway Dora is around Rm6xxk or 7xxk then it is a good project considering the rental rate and future capital appreciation. As at August 2022 the launching price was announced to be RM 6xxK but I believe that is only for low floor. If you read other articles / review from the website, you will know I always recommend low density project. (of course I’m not saying high density is bad but it all depends on what are you looking after)

Rental ROI is estimated to be around 3% to 4% 

You can expect a non-direct or lower competition than Arena Curve, Promenade and Elite Heights which is the existing building / condominium. 

Therefore, you can expect to sell your unit within a short period of time unless you’re asking above market.

I would rate Sunway Dora as the best high rise project at Bayan Baru up to date. (of course everything related to quality or workmanship has to wait until completion and further review will be updated but I do believe better quality than Elite Heights, Arena Curve & etc.)
