Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya. 

Developers would be happy if you help them save cost.

However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

hi, my dear loyal supporters, if you’ve been reading my other articles, other property pages, you will know I don’t give a yes or no answer because Paya Terubong might be the best location for you but they are not the best location for me or vice versa. 

What I think is Paya Terubong and Air Itam’s property in average per square feet still cheaper than Bayan Lepas, so …… it depends, if you’re working at Bayan Lepas FIZ FTZ then….it’s better you get a property closer to there but if you don’t mind to travel then it’s fine at here too.

Erm……if you’re that crazy, like me, if you have the budget, go for 1,950 square feet 😂🤣, 7 rooms……man, can do a room rental already if you’re that kind of player. But anyhow, usually size like this, a bit challenging to sell in the foreseeable future. 

As at May 2023, I don’t think the capital appreciation for the nearby projects will be that high, yet, so if you want your property investment to cover your bank loan interest, I would suggest to do a room rental.  That’s one of the way to cover your investment and make it worthwhile. 

Remember, I’m a human, I could be wrong, I’m not one of those Property Guru that sell you courses and then indirectly push you certain projects then tell you “投资是有风险的”. 

You can consider this project if you want something slightly cheaper than Bayan Lepas new project. Because you’ve been surveying / checking around, such sizes (1,200 square feet), at Bayan Lepas, will easily cost you RM 600,000 & above. If you don’t know, now you know.

Later I say it is a good project, later you come complain quality not ok, later I say it is a bad project, developer ban me from selling its future project, then I die lo. I’m still agent ma, I try to be unbiased & fair. We can definitely meet and discuss certain aspects. Because this is not the first project by PLB Homes so if you want to know whether you can accept the quality or not you can just visit some past projects by PLB Homes then problem solved.

Just keep in mind that nothing is ever perfect. 

If I have the budget of RM 700,000 and above, I wont choose this project because there’s still some choices out there and the reason is because I don’t want a mixed condominium with affordable unit. So that’s my personal preference and review, not implying this is a bad project.

If you want something new at this area, yet not that expensive like Eco Terraces, consider The Skyline.
