Is 1 City Height a Good Buy ?

Our Analysis / Opinion

If you are from Juru, working in Juru or nearby factory and industrial park, it is a very good location for your own stay purpose. Reason? Well, a lots of established food court, local food and some food choices already and all just within walking distance to the food and amenities. 

Based on the phase 1 project, I would say ok and if the phase 1 completed with good quality it is even a bonus for the owners. Most of your tenant shall be the factory staff. The phase 1 price range was within price range that is acceptable to the public.

Rental ROI should be around 3% to 4% based on the market condition where the waiting period shouldn’t be that long considering it is a low density development.

Shouldn’t be hard to sell your unit considering the project is low density. 

As usual, my answer is it depends how much you want to sell. 

Low density is what I like and shops within walking distance where I don’t have to travel far to get those but of course you’re looking for entertainment you have to drive out of Juru. 

Traffic congestion / traffic jam is already a fact here if you’re not working nearby. Furthermore if you don’t like the high tension cable you can just skip the project. I was selling the Phase 1 (1 city Residence) where according to the developer the condominium is within safety distance approved by the authorities. There’s no way I can persuade you to buy it if you don’t like but so far this is another mid range priced condominium if you’re looking for 3 bedroom yet don’t want affordable and kampung area.
