Is Harmony Residence Tanjung Bungah a Good Buy ?
Our Analysis / Opinion
Harmony Residence is a residential super condominium with only 1 unit per floor/ level.
Total units of 29.
33 storey building.
Maintenance fee @ RM 0.55psf
1 typical layout from 5,025 square feet
Well, it is crazily low density, therefore, you basically know the person staying here inside the building. If privacy is the priority, this is the place, you only have 29 units here with financially super strong owners.
However, if you need 4 bedrooms or more, you might wanna skip Harmony Residence because it has only 3 bedrooms with the garden and private pool outside occupying the space already.
Er……….nope…….remember I could be wrong, but at the same time, do not “twist” my word, while I say NO, this is not a good investment project not saying that the owners that bought Harmony Residence are stupid. Every building has its pros and cons. Just that in my personal opinion, this is not a good project / right building to invest.
It is only suitable for own usage/ long term stay, it’s also not a “hot” or popular project where crowd are looking for it.
One of the reason I think this is not suitable for investment is because of the maintenance fees at Rm 0.55 per square feet which makes it Rm 0.55 x 5,025 square feet = Rm 2,800 (after round off)
Apart from purchasing the property at Rm 3 million+ you still have to pay Rm 2,800 every month for the building maintenance………… I think you know the math. So I would say this is only for own stay purpose.
Not so easy while the Gurney, Tanjung Bungah area are full of super condo and of course each of them are very unique to cater different needs. People with Rm 3 million of course they still have some choices around like the Cove, 1 Tanjung, Infinity Beachfront Super Condo and more.
It is really a good place for your long term stay, slightly away from City but not too far, quiet, peaceful, windy, private place, enjoy the sea view.
You will definitely need an interior designer to make things work for you otherwise you will feel the original / bare unit freaking small, but I’ve seen other units, very nicely renovated, completely fully utilize the 5,025 square feet size. Otherwise the private garden and private pool taking like almost 40% of 5,025 square feet already which you will feel the internal built up kinda small but trust me, with a great interior designer, you will WOW!
