Is Moulmein Rise Good for Own Stay Purpose?
Personally, I’d think Moulmein Rise is one of the hidden gem located at Pulau Tikus, Georgetown. It’s also a good spot for your retirement purpose, your own usage / own stay purpose or weekend and holiday home purpose other than Quayside, Marinox, Tamarind & the Light City.
If you want unobstructed sea view, you can skip Moulmein Rise. If you are ok with the city view and sea view, Moulmein Rise is a good project that you can consider because it’s really super convenient whereby shops and necessities are all within walking distance.
If you prefer new stuff / new property you can consider City of Dreams which I really think the word “MODERN” whenever I thought of City of Dreams. If you prefer lower density and Georgetown, Tanjung Tokong area, this is it, come and take a look at Moulmein Rise.
Is Moulmein Rise Good for Investment ?
If you’re having extra cash and aim for investment you can put Moulmein Rise into your list as well. Reason? Well again low density favoured by majority. You can rent it out very easy according to market rental.
Instead of City of Dreams, Quayside condominiums with higher density, you can rent it out slightly easier. (I’m not saying Quayside and City of Dreams are high density ya just doing comparison that both are higher density than Moulmein Rise).
Of course if you don’t wanna rent it out then just leave it there for capital appreciation. Just sit quietly and wait for economy recovers.
Reason that I’m not rating a 5 stars is because not everyone can easily come out with Rm 2m to RM 3m for a property. So, it’s gonna take some time if you’re planning to sell it in the foreseeable future.
Overall, it’s good for your own stay plus investment elements with capital appreciation.
How's the rental ROI for Moulmein Rise
As at August 2021, current ROI of Moulmein Rise in terms of rental rate would be around 3.5% to 4% from Rm 7,500 to RM 8,500 per month.
PSF of Moulmein Rise would be around RM 1,200 +/- onward.
I would say property at Georgetown, Seri Tanjung Pinang, still ok in terms of rental ROI where Bayan Lepas you can only get somewhere 2% to 3%.
Of course some owners might face their unit vacant ever since MCO or Covid-19 due to high rental rate and foreigners unable to come into Penang due to the travel restrictions.
