Is Setia Pinnacl a Good Buy ?
Our Analysis / Opinion
Is Setia Pinnacle Good for Own Stay Purpose?
Yes, it is good for own stay purpose if you’re working nearby. Reason? Well, project of SP Setia, great quality, at least safe to say better than most of the building in this area / neighbourhood.
Setia Pinnacle is only 434 units but served by 6 elevators. Shorter waiting time!
User friendly layout also where most of the unit either bungalow layout or semi-detached layout.
Is Setia Pinnacle Good for Investment ?
Erm, to be honest, NOPE. Setia Pinnacle is not a good investment up to date as at November 2022. (I’m not saying Setia Pinnacle will be 100% bad investment for the future as well)
This is a good time if you wanna hunt a property here for your own stay because there’s not much capital appreciation on this condo.
Not to say SP Setia project is having problem, NO. Because during their launching time property price is really at PEAK.
How's the rental ROI for Setia Pinnacle
To be honest most of the unit here are for own stay / own usage purpose rather than buy and rent out purpose. Lowest rental you can get? 2%. The highest rental ROI you can get? Not more than 4%. In fact you’re lucky if you can get 3.5% for Setia Pinnacle at Sungai Ara.
Reason? too many building and option over here.
Is it easy to sell Setia Pinnacle in the foreseeable future?

My Personal preference & comment for Setia Pinnacle as an agent
Quality project compared to surrounding project. Oh ya sorry almost forget to mention personally I feel the bedrooms other than master bedroom are kinda small for me.
Good and bad, good side is they have separated wet and dry kitchen, and bad side for me obviously smaller bedroom. If you or your spouse like cooking, it’s nice.
I don’t think I should discuss about the traffic congestion in Sungai Ara, because Sungai Ara, Relau, Bukit Jambul is one of the most congested area in Penang (for me).
I will be SUPER Speechless if you reject me by saying “I scare traffic jam” after your visit to Setia Pinnacle, I can accept if you say you don’t like it.
