YES! I like it.
Reason I say yes:
1. Great location, convenient, walking distance, very short driving distance to shopping mall like Straits Quay Retail Marina Mall, LOTUS and etc. If you want a luxury, better options mall then just head to Gurney Drive area with Gurney Plaza and Gurney Paragon.
2. seafront living experience (well, indirect, buy you can walk to seaside easily, jog within or outside the landscape)
3. Quality and design. Top notch quality and courtyard design features by Eastern & Oriental (E&O).
Reason you / others might say no:
1. Reclaimed land. (not implying anything but some chinese don’t like about reclaimed land, so I just share in advance)
2. It is a good design for me but odd / outdated design for certain people. Because of the heritage-like…….. or is it call European style? (I guess so), some said it is not “modern” or attractive enough for the building fascade and also caused them to think this is a very old building / development.
I think yes, because there’s no more new landed property development anymore, buy, hold it, keep it for another 10 years, I wouldn’t say the value will be doubled but I’d say it is a very safe investment and at the same time the entry barrier is not for everyone therefore this makes this particular landed property, Ariza Seafront a good investment. Just ignore those ask for cheap price/ cheap offer in the future because not much unit for sales actually.
Here you can get maybe a 3% +/- rental ROI if you’re interested to rent it out because there’s people actually looking to rent the landed property here and it’s a hot cake unlike other area’s landed property where you can barely get a very nice rental ROI for it, that’s the weird circumstances in Malaysia I would say.
Yes, but not too over la……asking at reasonable / market value then you’re good. Average transaction per year in this neighbourhood is somewhere 2 to 4 units per year, feel free to text me if you’d like to get the actual transaction data.
Talking about overall development, it is good, if you like jogging, this place suits you too because of the landscape, linked to Marina, beach, seaside, future Andaman Island and etc.
I’m not used to the layout / internal design where it put the kitchen at the front (like apartment/ condominium) and living room at the back, it is fresh for me just that I’m not used to it, probably because I am staying a typical style landed property where the kitchen located at the back/ end.
I didn’t find any major crack/ no major defect in this Ariza Seafront 2.5 Storey Terrace, very good workmanship, worth considering, I really like the landed property in this area.
