Is Valencia Residence Good for Own Stay Purpose?
If you read my other article / review, my answer to this question is always “it depends”. If you travel frequently in and out of Bayan Lepas, then Valencia Residence should be a good spot for you. Because it’s closer to 1st and 2nd Penang bridge and Bayan Lepas FIZ FTZ as well.
If you’re working or travel frequently in area like Tanjung Tokong or Georgetown then Valencia Residence might not good for your own stay, own usage or long term stay consider the traffic congestion in Penang.
Is Valencia Residence Good for Investment ?
For long term investment, Valencia Residence might be a good choice compared to nearby projects because I always like / biased towards low density development. This is because Valencia Residence is having only 64 units in total only. Of course the entry cost (selling price) of this condominium is slightly higher compared to others because of its huge space/ size!
The low density feature allow you to put yourself in a better position compared to 800, 1,000 units condominium project. Imagine when you have 10 units owner is selling in their units in the same condominium with total units of 600, 800, 1,000+, you’re facing lesser price issue/ negotiation issue because not much unit is selling at the same time.
But of course, at the same time Bayan Lepas is having a lots of choices, so when you’re preparing to sell Valencia Residence in the foreseeable future, some patience is needed.
Is it easy to sell Valencia Residence in the foreseeable future?
Easy to sell because of low density features of Valencia Residence but you will have some challenge or longer waiting period for Valencia because the entry price is slightly higher.
My Personal preference & comment for Valencia Residence as an agent
As usual, I like low density development, not much competitor and less complicated neighbourhood. Definitely a good choice if you want to upgrade for a bigger living space.
