Is Sinaran Residence a Good Buy ?
Our Analysis / Opinion
As at December 2022 when I’m writing this this project has been fully sold out. Yes you heard / read me right, they are fully sold out even before completion. Economic is weak? I don’t know to be honest, sometimes being an agent I’m blurred / confused too.
So if you’re planning to buy for investment, ermmmm, I think ok if you’re able to secure a good rental to offset your interest and sell it before the leasehold tenure left 70 years +/-? That’s my personal opinion.
Even though there’s about 16 units per floor (sounds scary & a lots of unit, yes) but the unit layout is quite ok / I would say friendly for investment player as the layout quite suitable for rent. If you’re room rental player, there’s some space for you to do partition for extra room too and believe me Batu Kawan is still growing, you won’t suffer a loss of interest payment to the bank but I will remain conservative about capital gain ya. (Because I was an auditor / accountant, therefore I would say I’m a very conservative agent)
As at December 2022, the rental ROI in Batu Kawan is around 4% +/- , some lucky manage to get 5%. The rate or percentage % is really depends on your purchase price and future fluctuation.
I’ll update again possibly every quarter of semi-annually due to short of hands. Thank you for your understanding.
Well, there’s about 1,000 units here, some competitors as well but if you’re comparing Batu Kawan’s population and MNC factories here, there’s still space to grow. Personally I think the 3 bedrooms will be much popular or welcome in the future. (of course I could be wrong)
In short, 2 bedrooms layout suitable for room rental player and small family or those who don’t want to spend more in property to save some money for future upgrade.
3 & 4 bedrooms good for family or own stay while the price seems ok as well.
Quality or workmanship wise by Paramount I think not bad compared to some developers here. Paramount Property is a good payer and their defect rectification is fast too.
