If we talk about Penang Island, so far most of the new development as at 2021 would be around The Light City, Gelugor and also the most frequently brought up area i.e. Seri Tanjung Pinang (STP 2).
So I think temporary there won’t be any new building exactly in front of One Tanjung in the foreseeable future for 5 to 6 years time.

Is 1 Tanjung Good for Own Stay Purpose?
I would rate for 5 stars for One Tanjung if there’s no more new development for the next 10 years in Penang Island but we all know that’s impossible. So the 0.5 stars is just reserving for future project and there’s no perfect property. Perfect property come with perfect price.
I would say One Tanjong is definitely a great place to stay considering the size, low density and the prestige status.
Is 1 Tanjung Good for Investment ?
For the past 10 years, this is definitely a good project for investment and your own say/ own usage purpose. If I’m correct, the launching price (long time ago) was around RM 2m to 3m for standard unit.
During the peak time of property transaction, some owners did make some profit and fortunate owner / investor was able to make RM 1m+/- profit. Talk to me if you would like to see the proof.
How about now? Well, I would say it is still ok for half investment and half for own stay purpose because not much condominiums are having 4,000+ sq ft and 2 units per floor. Furthermore, not everyday you can see people look for RM 3m to RM 4m houses. A lot of choices available.
How's the rental ROI for 1 Tanjung
Current ROI of 1 Tanjung in terms of rental rate would be around 2% to 3%+.
PSF of 1 Tanjong would be around RM 700 to Rm 800+.

Is it easy to sell 1 Tanjung in the foreseeable future?
I would say not easy and not hard because One Tanjong is not having much direct competitor as I mentioned of its size and density.
Not that easy to dispose off because we are also consumers, when you’re able to come out with RM 3m to RM 4m+ budget you will definitely do a lot of comparison.
Just a sharing to you, I once brought a client visited 3 spots for RM 500,000 property and the client end up purchased in Sungai Petani, Kedah.
My Personal preference & comment for 1 Tanjung as an agent
Nothing much to comment about the traffic but you can expect if to be pretty convenient if your lifestyle or daily activity is just around Georgetown, Tanjung Tokong and Tanjung Bungah.
Quite attractive if you like seafront, beachfront and also Tanjung Tokong, Tanjung Bungah location.
Though 1 Tanjong was completed around 2013, it already comes with Private lift concept which is pretty convenient for you if you are lazy to walk some distance for the elevator/ lift, it’s just within doorstep.
Nothing much to complain about the location, if you like Tanjung Bungah, this is one of the best and lowest density condominium.
