Is Lucerne Residence Good for Own Stay Purpose?
Lucerne Residence is a good location if you’re already get used to Bayan Lepas or you’re working at Bayan Lepas area. Plenty of amenities are around. Of course Bayan Lepas is still quite cheap compared to other area of Penang Island.
Quality wise based on past project of developer I would say average. Ideal is really good in spending money to create facilities & landscape that is widely acceptable which is not so good and not so bad. (I can’t say luxury quality nor low quality, if you get what I mean)
Is Lucerne Residence Good for Investment ?
A big no if you’re planning to buy and flip here in Sungai Ara. This area no longer suitable for buy and flip strategy, not at least within these 3 to 5 years. (Personal estimation)
Not saying this is a bad project, it is not suitable if you plan to buy and flip upon VP.
How's the rental ROI for Lucerne Residence
Rental return in terms of ROI would be just around 2% +/- based on comparison to surrounding condominium as at June 2022. (kinda low, yes i know)
Since the ROI in terms of rental is about 2% +/- , you do the math and you’ll know if this is a great location if you
My Personal preference & comment for Lucerne Residence as an agent
I have to say it is getting harder and harder to own a property now due to inflation. No doubt Malaysia Boleh which is a fact that we already know. So please don’t complain why so expensive bla bla bla unless end of the world otherwise new project is almost impossible getting cheaper and cheaper.
Overall my conclusion for this project is that if you’re looking only for a brand new house at Bayan Lepas and your budget is 600k to 700k, this is it, not much choices for you.
