Is Fairview Residence Sungai Ara Good for Own Stay Purpose?
One of the reason Sungai Ara, Relau and Bukit Jambul area is famous because of its traffic congestion, in local we say “traffic jam”. If you don’t know, you know it now.
If you have a higher budget, of course I wouldn’t recommend you to choose Fairview Residence or this particular location but if you have limited budget and want facilities then sorry to say this might be the only place you can and should consider and also because of its freehold status if you’re worried about leasehold.
Fairview Residence and other condominiums here are pretty convenient to be honest I’m staying nearby too. Finish your work and you can just hunt your food, breakfast, brunch, lunch or dinner just nearby like local markets, Golden Triangle, Golden Triangle 2, SPICE and etc. Many choices for you if you’re worried about Fairview Residence’s convenience.
Is Fairview Residence Sungai Ara Good for Investment ?
People keep saying that property market is over supply, but I would comment that this area is over-supplied. It’s pretty high density and full of condominium at this area of Sungai Ara, Relau and etc.
If you’d like to have some savings or to hedge against some inflation, you can still consider Fairview Residence but you shouldn’t be over optimistic about the capital gain within this 5 to 7 years I guess. Too many choices for your future buyer to get a unit at this particular location.
Imagine your negotiating power as a landlord or owner in the future, a lots of owners will have to compete with different prices, condominiums and etc.
How's the rental ROI for Fairview Residence Sungai Ara
ROI in terms of rental rate around Sungai Ara, Relau area would be around 2% to 3%, if you’re ok you can pick up a unit at Fairview Residence. Well, at least still higher than fixed deposit rate (FD) as at November 2021 I guess ?
If you’re purchasing Fairview Residence by loan financing, you’ll have a net cash outflow if you plan to rent it out. However, it should be safe for you as long as your rental income is able to offset your interest payment.
For example, if you’re purchasing a unit with RM 388k, your monthly instalment would be around Rm 1500 with 3% interest rate as at November 2021. Your interest charges would be around RM 970 while your principal payment would be around RM 500. In this case if you’re able to secure a rental income of around RM 1,000 you’re safe to pick up a unit here which I think wouldn’t be a major issue for you to secure a rental income of RM 1,000 but it’s gonna take some time to let your unit out if there’s owner letting at a lower rate.
Is it easy to sell Fairview Residence Sungai Ara in the foreseeable future?
Sorry to tell you that it’s not gonna be an easy job to sell your unit in the foreseeable future, at profit. Personal opinion I would say not within these 5 years as at November 2021.
My Personal preference & comment for Fairview Residence Sungai Araas an agent
Only town view and mountain view available at Fairview Residence. The rest would be just about high floor or low floor choices and also depends on available units. In short, if you have limited budget, Fairview Residence is ok. If you have a higher budget like RM 500k +/- then go for other options.
Convenient place to hunt for food while you’re back from work to Fairview Residence.
It’s really an affordable project with various facilities within the condominium. You should definitely consider Fairview Residence despite of a lot of rumous, complaint and etc like Granito landslide issues bla bla bla because to be honest this is the lowest priced affordable condominium project that I know other than the Dew at Paya Terubong.
