Is Irama Good for Own Stay Purpose?
Irama will be good for your own stay if all the phases / development as per master plan is completed accordingly. But out of surprise the developer managed to get McDonalds’, Starbucks & etc drive-thru done before the serviced apartment start to construct. Unlike certain development where some developers promise this and that, bla bla bla whatever big brand will come in but in the end no.
Is Irama Good for Investment ?
Personally I am not familiar with Kulim’s market so I won’t be promising or commenting much about it. As for now if you are comparing Kulim and Batu Kawan for sure Batu Kawan is being developed even more / intensively. Therefore, Batu Kawan will be a better attraction than Kulim’s market but at the same time Kulim’s property price is also lower than those “HOT” area.
In short, the investment risk is lower here. Gotta quote a famous phrase of “low risk, low return”.
How's the rental ROI for Irama

Is it easy to sell Irama in the foreseeable future?
I would say average difficulty to sell Irama because of the price that match local income.
My Personal preference & comment for Irama as an agent
I’ve never seen the workmanship of this developer yet so I will remain neutral. But like I mention I’m surprised the developer started some commercial phase at here instead of the condominium phase.
