Is Mertajam Heights Good for Own Stay Purpose?
Pardon me, if you read my other post/ review, I really don’t give a YES or NO answer when it comes to whether a project suitable for own stay or not. Would anyone says Gurney is a bad area? I believe there will be but majority of the people would “die” for this location/ address but is everyone able to afford this location? At least not for me yet.
Hence, Mertajam Heights, also known as Residensi Puncak Mertajam, only suitable when it is near to your workplace or when you travel frequently in and out of this area.
Is Mertajam Heights Good for Investment ?
If you’re looking to buy and flip property, no, Mertajam Heights is not suitable for you and if you want a more stable investment / growth rate I would recommend landed property here but as you know landed property not cheap anymore for local / low income earner.
I would say it is good for long term investment but don’t expect a high capital gain because not much transaction take place here according to the update to date data and nearby condominium comparison.
Please don’t misunderstand, not saying this is a bad project, just say that for resale market of high rise building transaction is not as high as Penang Island and certain area of Mainland.
Is it easy to sell Mertajam Heights in the foreseeable future?
Actually it is still too early for me to judge / give comment whether it will be easy to sell in the foreseeable future but right now just my personal forecast that it will not easy to sell in the future considering in is a little bit “deep” or further inside.
However, if the workmanship is great and any transformation / development that make people move in here then by the time that would be another story.
My Personal preference & comment for Mertajam Heights as an agent
I can’t commend much about the quality/ workmanship of the developer because as far as I know the developer main focus is in Johor and once this project is completed I will definitely try to pay a visit.
Only invest if you really have the “extra” money or cash flow, you can definitely take a look at the dual key because it is kinda rare in that area and it has been a few years no development of such sizes since before and after Covid -19 timing.
For new project there’s certain risk and reward you must understand.
