Who is the developer? – Airmas Group
Alton Skyvillas, a new proposed high-rise residential development by Dutamas Permai Sdn. Bhd. (Airmas Group) at Jelutong, Penang. It will be located on a 1.3-acre land along the Jalan Jelutong, next to the developer’s past project i.e. Artis 3 condominium.
This development will feature a 29-storey condominium offering 161 residential units with 7 levels of car parking podium.

Our Analysis / Opinion
My favourite answer is always “depends”. If you travel frequently to Mainland might as well you buy there. Reason I think Alton Skyvillas is good for own stay is because of the location, really kinda in the middle and of course Gelugor area more to middle part. It is ideal if you travel frequently to Georgetown area or northern area. Second reason will be low density, therefore lesser competitor and easy to manage.
In contrary, low density also meant for slightly higher maintenance fees unless the facilities part is not difficult to manage /upkeep because lesser unit sharing the cost.
Lots of basic supplies and amenities nearby if you know Jelutong well. (If you don’t know, now you know 😀 ) Almost everything within walking distance.
If I’m right the developer will just open for very little agencies to sell / market this particular project where I do not involve directly in the sales & marketing of this project. Therefore, I haven’t get the actual selling price yet. Once I get it I will come back and update again. It could be around March or April 2023.
Personally think the rental ROI for Alton Skyvillas will be around 3% to 4% maximum. (Of course I could be wrong.)
I would say moderate difficulty, as at January 2023 I think the project is still yet to be official launched / price is yet to finalized. So I will take a look at the final price and come back do another round of update which could be in the month of March or April 2023.
I would say judging from the photo of the scale model the building outlook and design does not attracts me at all. But if you read my other reviews / articles you will know I always like those low density development and the main reason is because of lesser competitor when you plan to sell your unit in the future. Quality wise I would say slightly above average, but of course you have to give me something to compare or you gotta have a fair comparison.
You can text me privately or we can have a call to do some comparison because I’m an agent here, unless I’m really frustrated or “going war” with the developer, I can’t be saying how SHIT a project is publicly. Of course I am not implying Alton is a shit project, NO. Don’t twist or manipulate my words. I’m saying just to emphasize that I can’t be criticizing a project or a developer publicly unless I do not plan to sell their project at all. (You get what I mean)
