Is Metropol Bukit Mertajam a Good Buy ?
Our Analysis / Opinion for Metropol Bandar Perda
Metropol Bandar Perda is a good place for your own stay / own usage purpose and the reason I’m saying this is because of the location.
Some people said the location is like a “kampung” area. What I can say is hospital won’t locate in a “kampung” area, Old Town White Coffee won’t locate in a “kampung” area, Maybank also won’t locate in “kampung” area and many more I can raise. Yes there is some Malay neighbourhood here undeniable, no offense to our dear friends, I’m not racist.
You might be saying “You’re selling of course you won’t say it’s bad”. Yes, true that I’m selling but not necessarily I must force sell you this particular project, I do have other project suitable for you as well, please feel free to browse through our list.
Back to our topic, location wise, Metropol is considered at the center where it is just within short travelling distance to Icon City, Auto City, 1st Penang Bridge and also to Alma.
Metropol would be suitable for you if you travel frequently to these spots or your workplace is nearby the location mentioned above.
As at September 2021, I would say you shouldn’t be buying new project in Penang and flip it. The current market condition would not allow you to do so. I’m not saying that’s impossible, it is still possible but very hard unless you’re very lucky.
If you were to buy and hedge against inflation, earn interest and so on, minimum rental of Metropol should be safe enough for you.
PSF of Metropol would be around RM 350+/- psf onward.
If you like high rental ROI, Metropol Perda would be a good choice to you. The forecasted ROI in terms of rental yield would be around 3% to 4% while many properties at Bayan Lepas, Penang Island would be around 3% to 4%.
Majority of the existing purchasers are buying for own stay purpose so I would say rental competition remain at medium.
Say you bought a unit of Metropol at RM 400,000 and your monthly installment would be RM 1,600 +/- , if you can accept a minimum rental rate of RM 1,000 to RM 1,400, you’re safe to proceed. If you’re lucky enough, of course you can secure higher.

As at May 2023, the rental rate of 1,083 square feet has actually secured at least at RM 1,800 and if you’re lucky you can get RM 2,300 which I have helped my client to secure the rental rate. (Lucky owner, happy tenant 😀
Depends on your target price / target profit. If you were to sell as per market value, I think it would not be a major problem. Considering density and also developer’s pricing that doesn’t sell a big future price.
Also, if the quality done nicely and the shop lot downstairs are managed properly then it would be another bonus or attraction point.
As I promise, what I know will be what you know. Metropol is a serviced condominium / service residence where the land itself is commercial usage. You might be worrying about the electricity bill / utility bill.
Well, the developer has stated and with documents to prove that it will apply to convert the electricity bill to residential rate instead of commercial rate. Good news for existing purchasers.
However, the assessment will not be able to covert to residential rate which means to say your assessment (cukai pintu) will be higher than normal residential house. You might ask me, “how much”.
Luckily, as at year 2023, I got an update, the assessment (cukai pintu) will be RM 590 for 1,083 square feet while quit rent (cukai tanah) at RM 191.
Your next question will be, “Should I buy this?” My answer is it depends, there’s plenty of people is ok as long as the electricity bill will be converted to residential rate while some agents are hiding the fact about commercial issue.
Also, you might have heard about the “land sink” issue. The old mall next to it had sunk and developer’s feedback to us that it is due to foundation issue not land issue. That’s all I can say. Logical thinking? If it’s really the land issue developer won’t choose to build there and some more developer will be having another few projects here.
Location wise, I’m ok with Metropol, if you prefer a slightly better you can consider Evoke Residence (also known as Kondominium Pauh Jaya Evoke). However, Evoke Residence is selling at much higher price than Metropol just so you know.
Not much difference in terms of distant where Evoke is just 2 minutes distance away from Metropol, Indeed Evoke is even close to main road Jalan Baru but the price is much higher.
Quality wise I think should be fine because the developer’s background is a main contractor of several local developers.
