Well, as at August 2021, not that I know.
If you were to ask me any sea view unit, my answer is yes, there was. It sold out long long time ago when it was first launched.
Besides, its building position is really high enough where majority of the view will be hillview. So, if you like hill view, this is it.
If you want sea view, you can buy from existing owner at a premium price. (please don’t take a newspaper and tell me to show owners and say economy is not good and they should sell / dispose it below market value price)
If you’re buying a direct developer unit, you will receive a free legal fees for S&P and loan agreement.
If you decide to buy from a secondary / sub-sale market you’ll have to bear the legal feees.

Is Starhill Luxury Residence Good for Own Stay Purpose?
First of all, I would say Starhill Luxury Residence is a good spot for you if you like quiet and the hill / mountain/ greenery feelings.
Also, this is a good spot for you if your workplace is just nearby otherwise during the peak hours imagine you have to travel through the traffic congestion.
Is Starhill Luxury Residence Good for Investment ?
Personal opinion, I think Starhill Luxury Residence is a place more suitable for own stay / own usage purpose and I am not specialist for this area so I cannot and dare not to conclude this is a good or bad investment.
However, when i check back the recent transactions, Starhill Luxury Residence doesn’t give much appreciation. Again, I’m not saying this is a bad investment or bad project.
To put it in another words, if you’re buying for own stay own usage purpose, you can definitely consider here because it’s completed, still have balance unit of developers, not much speculators here and you wouldn’t need to be afraid that you will buy an expensive unit accidentally.
How's the rental ROI for Starhill Luxury Residence
ROI in terms of rental rate/ rental return of Starhill Luxury Condominium will be around 2% to 3.5% (if you’re lucky will be 4%). However, I do believe the ROI will decrease once Ideal Residency is completed after 3 to 4 years time but who knows what’s gonna happen tomorrow.
As at August 2021, PSF of Starhill Luxury Residence will be around Rm 520 PSF onward
Overall I would say rental return for Starhill Luxury Residence still within satisfaction rate unlike some projects / condominiums RM 8xxK can only rent out at RM 2,000.
Hence, if you’re ok with monthly cash outflow of RM 1,000 +/- , then it’s safe for you to proceed with the investment to hedge against inflation or to sell and earn at least your interest paid throughout the loan tenure.
Is it easy to sell Starhill Luxury Residence in the foreseeable future?
I would say it’s easy to sell if you’re not planning to flip it. If you plan to flip, I don’t think Starhill Luxury Residence is a good project for you to flip and earn a profit.
If you’re buying and stay for about 10 years and move to another property or location I think it should be fine if you were to sell it in the future but I wouldn’t promise an optimistic profit.
In short, if you’re buying as own stay / own usage purpose, I think Starhill Luxury Residence should be fine.
I’m not gonna deny the facts that there’s bad comment on the Starhill projects and you might be wondering what are the comments about?
There’s comments like “bad quality”, “bad development” and so on. Therefore, I wouldn’t promise or say anything good or bad about it and what I can say is the project is completed and you can arrange a visit to see for yourself.
If it is acceptable for you, unlike the online comments or forum, and you like the location then just feel free to proceed with the unit selection.
My Personal preference & comment for Starhill Luxury Residence as an agent
To be honest I don’t like the traffic here. 10 years ago people would say 400 to 500 units are high density and look at now we even have 1,300 units development where nearby vicinity we have Ideal Residency around 1,200+ units.
I kinda worry after the travel restrictions are lifted and people start back to work like usual and the traffic here will get worsen due to the fact that 1,200+ units are coming as well.
You might be wondering am I suggesting that this is a bad location? NO. I’m merely commenting on the traffic. If everybody has a choice, of course we want the BEST for ourselves.
Unfortunately this is reality, if you prefer clean environment, fresh air, your workplace is nearby or Bayan Lepas, you can consider Starhill or Ideal Residency. Both are different products / projects so it’s up to your pocket (budget) and personal preference.
Also, if you prefer shorter travelling distance but you’re having only below RM 500k as your budget and you want a closer distance to Bayan Lepas FIZ, FTZ then you can consider Sungai Ara, Relau area as your choice as well.
