Is Sandville Residence good for Own Stay Purpose?
All I can say is what you get is what you paid. There’s no such things as the perfect property or best quality. There will always better or worse. This is a great project price range for those stay in northern side of Penang Mainland who’s looking for a home with affordable price.
The land status itself is a commercial land which means to say Sandville Residence is actually a serviced apartment. However, due to its affordable pricing I would say there’s high chances there would be majority of purchasers buy it for own stay rather than homestay or AirBnb business.
How about the utility rate? Developer is appealing however you can also appeal yourself and prove to TNB you’re using it for own stay purpose not business purpose and you will get a lower / residential electricity rate. Therefore, it should not be a main concern for you.
Is Sandville Residence Good for Investment ?
Again, value for money. Sandville Residence is the lowest priced new project right after One City Condominium @ Juru as at August 2022.
If you plan to buy Sandville Residence for a small investment, I would say A-OK because lesser direct competitor around Sandville Residence and it is a low density development.
How's the rental ROI for Sandville Residence
The expected rental value is at least RM 1,000 considering developer already furnish wardrobe, airconds and kitchen cabinet for dear purchasers. The ROI shall be around 3% onwards (I’m being conservative)
If you’re purchasing unit priced RM 351k for 3.3% loan interest & loan tenure 35 years, your monthly installment would be RM 1,400. So yes a cash outflow, if you’re ok to treat it as savings every month and factor into your future selling price then yes you can proceed to pick up a unit.
Is it easy to sell Sandville in the foreseeable future?
Yes and no, it depends any upcoming development and any changes demand in the future towards this particular area. Based on the current situation I would say moderate difficulty to sell it in the foreseeable future because it is only 165 units in total unlike the affordable projects with THOUSANDS of units where you have lesser direct competitor here.
My Personal preference & comment for Sandville Residence as an agent
This is literally close your eye and buy if the location is ok for you regardless of own stay or investment. Unless you’re working let’s say in Batu Kawan of course I can’t imagine or think of any reason you buy Sandville Residence.
In short, if you’re looking for house, tight budget, you should give a serious thought for this project.
