As far as I know as at Jan 2024, no potential project directly in front of The Marin but yes there’s some odd land which I cannot hide from you too but NO, as far as I know, nothing announced. Anyhow I cannot promise or stop any development too but if there’s anything up, you have my word, I will share.
Currently if you’re buying brand new unit that I’m selling now, the developer is giving free legal fees for SPA & Loan agreement and some fittings already in the unit.

Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya.
Developers would be happy if you help them save cost.
However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

Is the Marin Good for Own Stay Purpose?
The Marin is 100% good for you if you like a quiet, peaceful, away from town feeling/ environment. If you need some quiet place for weekend, holiday purpose, the Marin is also a very good choice. If you don’t mind to call for Grab (Uber) or you prefer to drive around with your own car then I would say the Marin shouldn’t be your concern as after a few visits & personal review, the Marin’s quality is really ok, better than some recent development in this neighbourhood.
Is the Marin Good for Investment ?
This is not against the Marin but overall I don’t think the Batu Ferringhi area is a good investment spot. If you’re targeting investment purpose, I would at least say your rental return at least cover loan interest but I don’t think most of the Batu Ferringhi project can cover your loan interest.
Is it easy to sell the Marin in the foreseeable future?
Not so easy, due to some recent developments also completed around the same timing, brand new units injected into this market here and to put it simple, a lots of supplies here which make it one of the reason not easy to sell.
My Personal preference & comment for the Marin as an agent
Workmanship for the Marin is really ok, however, there’s still some space for the developer or management to fill up, maybe more furniture? Decoration? But overall it is just nice compare to some recently completed development here too which I can’t really say the name here unless I wanna get myself banned or sued by other developers.
