At the moment, the above are the 2 different views for Lumina Residence, as you can see, one side shall be building / city view, which already there, another side, shall be the usual “premium” view, everything sea view in Penang, will be expensive view.
If you ask me, to be honest, as usual I cannot guarantee there won’t be anything in front that will block Lumina Residence’s view but to be honest it is very hard to build something in front of Lumina as you can see it is all very old house and they are like terrace type property.
Any developer to build something in front of Lumina Residence, the developer will have to spend lots of money to acquire the land / property in front of Lumina Residence.
Unless we are talking about those few property and land at the far end, to be honest, not easy, and it won’t be out of sudden all property on the land will get demolished and built.
So existing, the best view, will be the none-full sea view yet some city view.
Lumina Residence’s sales package comes with Legal Fees for Sales & Purchase Agreement and Loan Agreement
Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya.
Developers would be happy if you help them save cost.
However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

Is Lumina Residence Good for Own Stay Purpose?
In generally, YES, it is a good location for own stay. Come on, who don’t love Georgetown? Unless you’re not staying in Penang Island or your work in Batu Maung well then…… ok, I understand you might not like Georgetown.
It’s really so convenient that you can get to shopping mall in just few minutes driving distance, Burma road, come on food everywhere so close and really short driving distance to numerous hospital (you can walk there too if you want)
Is Lumina Residence Good for Investment ?
Generally speaking, property no longer the best investment vehicle, what my expectation will be upon completion your rental rate shall be around somewhere Rm 2,000 to Rm 3,000+/- based on past data and nearby transaction.
I can’t give you a yes or no unless you give me something to compare then i can tell you which one is better option.
If it’s for own stay, I’d say you won’t regret for the location.
Is it easy to sell Lumina Residence in the foreseeable future?
I would say shouldn’t be that hard to sell Lumina Residence in the future, of course it depends to what you’re comparing.
Reason as below:
- This location don’t have any new project other than Codrington Residence in Pulau Tikus.
- Location
- Better advantage than most of the nearby serviced apartment
I’d expect a moderate difficulty to sell it too, not too easy yet easier than nearby serviced apartment.
My Personal preference & comment for Lumina Residence as an agent

- Decent size just enough for me
- Facilities should be sufficient to cater the needs, just like a normal apartment / condo should have (gym, swimming pool & etc)
If you really want me to say something bad, well, I’d say just looking at the total number of units, majority people will say “high density”, well I can’t deny that.
