Our Analysis / Opinion
For living or retirement purpose, UL Residence suitable for you if you like the Mountain / Hill environment. Also if you like the locals, Air Itam location then it shouldn’t be a problem for you.
However, if you want a luxury or a very high class living sorry to say just spend your time else where.
I’m not familiar to the landed property transaction in this particular area however by looking at past transaction you shouldn’t be expect a very high return if you plan to flip or rent it out of your unit.
Capital gain is not usually calculated / shown here because it’s a very subjective issue and also this project doesn’t have much or even no unit available for rent. Therefore I couldn’t provide any ROI in terms of rental rate.
As at December 2021, Air Itam is not a hot spot for you to flip the property here. (At lease in my personal opinion)
First of all, certain area of Air Itam land tenure is leasehold title while UL Residence is a freehold title and that should draw your attention.
