Is Ferringhi Residence 2 Good for Own Stay Purpose?
Ferringhi Residence 2 is indeed a great place for holiday, weekend or retirement purpose if you like Batu Ferringhi’s environment and I would give the same comment as Ferringhi Residence 1 as well.
However, if you prefer more facilities and newer property then you should make a comparison between Ferringhi Residence 1 and 2.
Is Ferringhi Residence 2 Good for Investment ?
Apologise in advance by saying that this project might not be a great investment for you if you plan to buy and flip, not within this 3 to 5 years range as at December 2021. Due to low demand by local towards this particular location as well as foreign investors due to Covid-19 and the new funny MM2H rules would even make Batu Ferringhi location lower demand, just my personal opinion but I’m not saying this is a bad property, I would definitely pick up a unit here when it comes to my retirement age.
How's the rental ROI for Ferringhi Residence 2
ROI of rental rate for Ferringhi Residence 2 would not be as high as certain area like Georgetown, personally I would say around 2% +/- ROI in terms of rental rate only as at December 2021 but do correct me if I’m wrong.
To be honest I don’t think you’ll be able to get a nice rental rate if you plan to invest and rent Ferringhi Residence 2 out.
Is it easy to sell Ferringhi Residence 2 in the foreseeable future?
It’s not gonna be an easy task for you to sell your property here at Batu Ferringhi to be honest, well, at least in my personal opinion. Unless it’s a very rare property and of course rare property come with nice price.
My Personal preference & comment for Ferringhi Residence 2 as an agent
The fact that block / tower B total units with 478 units may seems like high density but it’s not. Total of 9.95 acres land with only 478 units is really low density. However, in another point of view, it is high density for the future seller / owner.
Reason? Because to be honest Batu Ferringhi is suitable for holiday or weekend home and retirement purpose and it is not a popular spot for investment, not at least for local Penangites. A property turnover rate would be quite low here. If you’re owner of Ferringhi Residence 1 you’ll know what I mean.
It’s a great facilities landscape by Mah Sing Group and you should arrange a trip here as well to take a look at the environment if you like a peaceful place.
