Is Grains Residence Good for Own Stay Purpose?
Grains Residences shall be a good spot for your own stay purpose if you’re looking for somewhere in the middle of Penang Mainland. It is not too deep or far inside like Alma and it is close distance to the Jalan Baru. Short travelling distance to 1st Penang Bridge, Icon City, Juru AutoCity and etc.
I think it is A-OK regarding the workmanship due to its experience in main contractor’s business. Finish our review and you’ll understand more.
Is Grains Residence Good for Investment ?
If you’d like to make a small investment, Penang Mainland shall be a good spot for you to consider due to lower entry cost and lower density compared to Penang Island.
Based on the first phase of the project Metropol, the developer did not sell too much future price and the price is constant throughout the launching period even during and after Covid-19 pandemic the developer did not decrease their price as well which is pretty fair to existing purchasers and owners.
How's the rental ROI for Grains Residence?
As at today, April 2023, the rental of the 1st phase i.e. Metropol is having a rental rate of RM 1,400 (2 bedrooms) to Rm 2,000 +/- (3 bedrooms), about 5%+/- !!! For those purchased earlier, Feel happy for you.
Anyhow, I’m being conservative, for Grains, you should be able to get around 3.5% considering after Covid-19 most of the developers launched pretty much projects within the same year, so more choices as well when the projects complete. Anyway, I could be wrong.
Is it easy to sell Grains Residence in the foreseeable future?
Closest competitor would be Metropol which is the phase 1 development by the same developer. Metropol is having 300+ units in total only which makes Grains Residences an average difficulty, not so hard to sell in the future. Again, it depends how much you want to sell.
My Personal preference & comment for Grains Residence as an agent
Personally, I like the developer and it is the 1st developer I’ve met with great transparency and responsible. This is the second project by the Developer Znen Group and it is main contractor for several developers. Therefore, you don’t have to worry if it is a new developer with 0 zero experience. (click here for some info of the developer’s business)
Developer’s workmanship shall be A-OK based on the trust and confidence they are providing to the purchasers and I’m not the type of person that over-promise but I do think their workmanship for the 1st phase project Metropol is doing good.
However, do let me take some videos and review of the Metropol (Phase 1 of the project) and I’ll upload to my YouTube channel. Stay tune and subscribe my YouTube channel for more updates.
Overall, I like the developer’s transparency where you can just ask any question and get answered instead of certain developers where they are requesting agent to “sell only lah why ask so much” attitude.
Great value for money, great location, some potential to get some capital gain.
