as at Oct 2023, The Muze Penang PICC by Hunza Properties Group is not opened / contracted to agent for sale yet. However, if I’m not mistaken, Hunza gave the purchasers a few options like bare unit, semi-furnished, fully furnished and GRR option if not mistaken. However, do check with the developer if you need 1st hand unit, I think they still have some unit left.

However, I’ve seen some actual unit inside comes with bare unit, semi-furnished or fully furnished. But since the project has been hand over to owners, I guess it is either now fully furnished or bare unit package. Anyhow, any enquiry is encouraged to visit the PICC Sales Gallery if you prefer 1st hand unit.

Is the muze Penang PICC Good for Own Stay Purpose?
Having the address of Bayan Baru and the PICC (Penang International Commercial City) status, I would say, in generally, The Muze is suitable for your own stay purpose if you want me to compare over Bukit Jambul, Sungai Ara and Relau area.
If you like quiet / peaceful area of course Bukit Jambul is a good choice and only if you don’t mind to drive some distance too to get to groceries / shopping mall.
The Muze is good, only, if, the mall is success, office tower, hotel, hospital and etc. I really like the concept.
Is muze Penang PICC Good for Investment ?
To be honest, based on the market condition as at November 2022, I don’t think The Muze is gonna do well in the next 5 years unless our government managed to get the LRT, more job opportunity and population into Penang Island.
I’m not saying the Muze is a bad investment project, it just needs more time as it is a big piece of land & development over there.
How's the rental ROI for muze Penang PICC
To be honest, I don’t know / wasn’t sure if you can get a high rental ROI as at November 2022 because it is not as “HOT” or as popular as Queensbay area like Queens Waterfront / Queens Residences yet while the selling price is not cheap too. It will prove its value in the next 7 to 10 years (at least) if the mall in the PICC master plan is completed but by the time i’m not sure how’s the economy, government and etc……. you know……. Malaysia Boleh.
Is it easy to sell muze Penang PICC in the foreseeable future?
It’s not gonna be easy to sell the Muze within these 5 years to be honest unless you’re selling below market value, if you’re one of the owner / purchaser you need to ask yourself how much you want to sell.
Not saying or implying Muze @ PICC is a bad project, haih, sigh, nowadays, some agents just like to screenshot the comments, reviews to developer and backstab me saying I said something bad about the project.
Reason it is not easy to sell the Muze at profit in the next 5 years is because there’s way too many similar price property in the areas, with Rm 800k to 1m you can get new project of similar size, old project or resale at slightly bigger size. If the mall, hospital and others complete well then it could be another story and I will update my review/ comments again.
My Personal preference & comment for muze Penang PICC as an agent
To be honest I’m really surprised when I know about the density / total units of the Muze Penang at PICC (Penang International Commercial City) by Hunza. Enjoying the location / address of Bayan Baru, The Muze is surely better and much strategic location compare to Sungai Ara, Bukit Jambul and Relau for those who prefer a “better” location.
846 units spreaded across 2 towers while the highest / tallest tower at 58 levels / storey. The Muze Penang PICC is definitely the tallest building up to date as at year 2022 that I know in Bayan Lepas area.

I like the SMART features and the crazy amount facilities. If you watch my video, you’ll see this is the longest video I ever have up to date as at October 2023 just to show the facilities and I couldn’t even show them all in 1 video.
