Own Stay Purpose
From the overall packages and internal info, we’re not allowed to announce anything yet because the APDL is still pending and some details of Le Meridien Airport Residence still pending to be finalised.
From the info that I have, the building outlook and facilities I would definitely rate a 4 stars and above but from the sales packages it seems to be that the project itself is encouraging for investors and for rental purpose rather than own stay purpose. That’s all I can disclose for now.

Investment
You should definitely consider to pick up a unit here at Le Meridien Airport Residence as an property investment. Reason? The building and the location itself.
The building of Le Meridien Airport Residence would definitely be the landmark of Bayan Lepas. Imagine every flight lands and opposite the Penang International Airport you can see exactly the building with excellent fascade and design.
It definitely match my minimum expectation for property investment strategy or concept where you should not lose your interest payment / instalment. In another words, your rental income should at least cover your bank loan interest repayment. From my point of view, Le Meridien can definitely meet the minimum return not to mention potential capital gain.

As mentioned at the previous ROI section, Le Meridien Airport Residence would grant you a 5% ROI rental return, if the bank interest remains at 3% +/- then the rental income basically can cover your bank loan installment.
How easy to sell in the future ?
I don’t think it’s hard to sell your unit in the foreseeable future because the building itself will gain enough attraction and attention.
Reason? Location. The very first building that every passenger of a flight will see is definitely gonna be Le Meridien Airport Residence and the building façade itself is also a bonus.

Personal Preferences
I really like the building façade of Le Meridien Airport Residence and looking forward to explore the rooftop facilities upon its completion. A linked bridge to Mitsui Outlet Park would be another reason for you to pick up a unit here. (Sorry to say i like it more than 22 Macalisterz)
Overall the total units or density is medium and you have the largest Starbucks in Penang with approximately 4,000+/- square feet to be operated here which also further indicates the retails’ confident with the project.

6th Jan 2022: Marriott International, Inc. today announced it has signed an agreement with Rackson Hospitality Sdn. Bhd to bring the Paris-born Le Méridien brand to Penang, the ‘Pearl of The Orient’. As part of the Penang Gateway development, the 200-room Le Méridien Penang Airport will be strategically located by the Penang International Airport and will be part of a mixed-use development that will also comprise an independent residential tower, medical center, commercial, and retail space. The hotel construction is due to commence by mid-2022 and is expected to be completed by the end of 2026.
Designed by SA Architects Malaysia, Le Méridien Penang Airport’s distinct timeless chic Mid-Century design is inspired by the brand’s roots in the glamorous halcyon days of travel, something that permeates throughout the Le Méridien experience. The property is slated to feature the brand’s signature Le Méridien Hub, a modern reinterpretation of the traditional hotel lobby for guests to gather, socialize and simply savor the moment. The hotel is anticipated to offer 186 thoughtfully designed guestrooms and 14 suites, including a 2000sqft Presidential Suite. An eclectic mix of dining options can also be expected, including an all-day dining restaurant offering a blend of modern European and Asian buffet, a specialty restaurant, a café with fresh bakes and the brand’s signature Latitude Bar. Plans also call for a Club Lounge, fitness facilities, a pool area with a sundeck and 7000sqft of comfortable meeting and event spaces.
