Sunrise Tower was complete around year 1975-1977, yeah….. I wasn’t even born yet. I can’t answer you which year exactly it was built because there’s different source/ info across different platform/ website but yes it was completed somewhere 1977, which makes it close to 50 years old building.
Well, lesson learnt, agents that told you “nothing will be built anymore”, “there will be nothing at the front” is proved to be a joke/ over-promised. But of course, certain part of Penang Island won’t have further reclamation anymore, even if there is maybe it’s when I retire.
Anyhow, come back to the question, I don’t think there’s any potential development exactly in front of Sunrise Tower anymore, not within 10 years unless the existing building get purchased and demolished for new project but it’s not that easy job and as for now, not that I heard yet.

Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya.
Developers would be happy if you help them save cost.
However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

Is Sunrise Tower Good for Own Stay Purpose?
If you don’t like tall building, Sunrise Tower is good. But, provided you are ok with old building especially Sunrise Tower don’t have facilities like gym, swimming pool. So, if you don’t have kids or your kids are grown up, don’t need facilities, landscape anymore, then Sunrise Tower is good as well with the low density feature, not too tall building.
Is Sunrise Tower Good for Investment ?
Ermmm… I’m not sure if it is a good investment now because Sunrise Tower….. of course it was freaking cheap last time. Man, everything is cheap last time, so, the owners of Sunrise Tower will not look at something below RM 800,000 for the standard 3 bedrooms unit.
It is a good building if you look at the density, view, location, however, if you look at the building’s age, no facilities and so on makes it a very small niche. Means to say if you currently own a unit of Sunrise Tower or soon to own a unit, your future purchaser is gonna be very limited group. They will have to accept no facility, no landscape, old building & etc.
Is it easy to sell Sunrise Tower in the foreseeable future?
Well, apologize, I have to answer with my “standard” reply/ answer. It DEPENDS.
It depends what is your asking selling price. There was owner asked at RM 1m+ for standard unit but now, you top up another RM 200,000 to RM 300,000 you can get some nice property nearby already like City of Dreams or further inside will be Tanjung Tokong, not too far inside.
My Personal preference & comment for Sunrise Tower as an agent
Hmmmm, overall I like the view of Sunrise Tower. The unit I’ve visited is only the penthouse unit, spacious 5 bedrooms with every bedroom having view towards outside.
I think the maintenance of the building considered ok and not much things to maintain, still good.
