Like Cycling / Jogging ? No problem
Jog and cycle around the Quayside, Tanjung Tokong and also Gurney Drive is also within close distance to City of Dreams Penang.
(Feel free to visit the Light City as well if you like to cycle and jog at different spot occasionally. Currently I prefer the environment of The Light City due to lesser traffic and a sense of clean environment. But who knows what’s gonna happen when the new mall is ready.)

Is City of Dreams Good for Own Stay Purpose?
Out of so many condominium I’ve visited, I can finally use the word “MODERN” & 5 Stars Living here at City of Dreams. Personally I’d give a 5 stars for the living environment and facilities features. But again, as I said this is personal opinion. Most of the westerners still prefer Quayside. If you emphasize privacy, City Of Dreams is a MUST that you cannot miss.
Privacy is one of the main feature you can find in City of Dreams. Only 10 units per level and each unit is served by private lift where you can only access to your level and your own unit. Scroll to the bottom and you’ll know why I said this is the best condominium I ever visited up to 2020 and 2021.
Also, the building outlook of City of Dreams already speak and advertise for itself during the night time, another new attraction of Tanjung Tokong, Penang.
Is City of Dreams Good for Investment ?
The famous Seri Tanjung Pinang has been a hot topic for decades and hot spot for foreigners. As for City of Dreams, it has a lots of foreign investors as well.
As mentioned, it is definitely a big attraction during evening time. Personal opinion, if Covid-19 doesn’t happen, first hand owner of City of Dreams would have a higher chances to flip it.
Without a doubt, as a result of Covid-19, a lots of property’s ROI in terms of rental has been declining. It used to cost around RM 5,000 to RM 6,000 to rent a fully furnished luxury condominium at Seri Tanjung Pinang for 3 bedrooms units and now if you’re lucky enough you can get it around RM 4,000.
However, I would rate a higher ratings and expectation when the economy is recovering but the important question is “when”.
As at December 2022, one issue that you need to take note is the strata title of City of Dreams is yet to issue.
How's the rental ROI for City of Dreams
PSF of City of Dreams will be around RM 1,100+ to RM 1,500+ as at August 2021.
Like I mentioned in other projects, current ROI in terms of rental rate for residential property in Penang will be somewhere around 2% to 3%.
Some owners manage to let their units out just before Covid-19 at RM 6,000 +/-rental rate which gives them around 5% ROI in terms of rental rate.
For some slightly unfortunate owners, the rental rate has been declined to around RM 4,000 to RM 5,000. However, I do have some expectation for the future capital appreciation. If the STP 2 is having another high density condominium then I might change my mind about this.
Some good news? If you’re buying cash, your rental ROI still better than fixed deposit (FD) rate.
If you’re not buying cash? Well the answer is still same, at least you don’t lose your interest to bank where I think current rental rate should be ok to offset with bank interest.
Is it easy to sell City of Dreams in the foreseeable future?
In my point of view, I would say it’s easy to sell in the future if City of Dreams is having slightly lower density. However, each tower is only about 280 units and served by private lift which another part of me trying to convince me that it’s not that high density.
I would say the view is more or less the same and less complex compared to Quayside & Andaman Condo. Hence, it’s just depends whether your future buyer will like low or high floor.
Of course the best view would be corner unit 1,335 sq ft. Better view, better price. I have plenty of speculators keep on asking about the 1,335 sq ft which I keep on telling fully sold out for developers unit. You can ask the whole kampung of agents and the answer is still same.
If you want cheap unit so far I can conclude RM 1.9m @ 1,335 sq ft will be the cheapest price as at August 2021. It’s safe enough to say owners of Seri Tanjung Pinang has some confident in their holding power and so do you, whoever looking to own a nice property at Seri Tanjung Pinang.
My Personal preference & comment for City of Dreams as an agent
Again, I think this is so far the best and MODERN concept of completed condominium project in 2020. Just come inside, walk around the facilities and you’ll agree with me.
