Our Analysis / Opinion
The Stone only suitable for you if you’re staying Paya Terubong, Air Itam or nearby area as I notice most of the purchasers are staying nearby or working nearby.
Hell No! If you are planning for buy and flip please skip the Stone. The Stone gonna need some time to get its capital appreciation.
the Stone Rental ROI shall be around 3% +/-
If you read other articles of mine you will know my answer is “it depends”. It depends on your asking price. It shouldn’t be that hard to sell because most of the owners bought it for own stay purpose while there’s affordable clause that restrict speculators to sell within 10 years or 5 years if it is public market unit.
You might have or might not read some post regarding the Stone. The quality of the Stone is not as bad as what you read from some news or some facebook post. I’ve seen worse that is not affordable project. So as an affordable project, I would say the Stone considered to have met my expectation.
