There’s still plenty of land yet to be developed in this area. Hence, anything is possible. Therefore, the view is not a unique selling point / strength of this project.

Sales packages of Ion Vivace include free legal fees for sales & purchase agreement, legal fees for loan agreement, loan stamp duty.

There’s a partial furnished package like aircond, kitchen cabinet & etc which of course at a higher price. The partial furnished package might subject to change without advance notice.

Yes you can. However, if it is a new project / under-constructions / developer’s unit , developers are giving free legal fees ya. 

Developers would be happy if you help them save cost.

However, if it is completed property from developer, do check properly what kind of defect they will rectify for you, because the terms listed in the sales & purchase agreement (SPA) for completed property is different than the new project. In another words, unfair to you as a buyer.

Personally think Ion Vivace is not suitable for family / own usage over long term purpose. This is because Ion Vivace will be allowed to operate homestay / AirBnb business because there might be a lots of strangers in and out of the premise. 

Again, I’m not saying this is a bad project / developer. Whether Ion Vivace is a good project or not personally I think we will have to wait Batu Kawan Industrial Park 3 (BKIP 3) and other phases’ factory & MNC to start operating for some time. Until then, nobody knows. Even though many are saying Batu Kawan is having a huge potential, which undeniably, yes, I agree. You don’t have to agree the statement, just pick a day, drive around Batu Kawan, and you will see, that is “Bayan Lepas 2”. More and more companies, factories, MNC will be operating here.

So, potential or not ? Potential. But how much capital appreciation you can get, I can’t tell because I do not over-promise, what I know will be what you know.

It could be a good investment because up to date, year 2023, there’s no other serviced apartment projects allow owners to legally operate homestay / AirBnb business yet. So, if you are buying / targeting AirBnb business you can definitely give it a thought.

Sorry my answer could let you down because I really don’t know. There’s no such building / similar property type transacted in this area yet and I have no proof to persuade you whether you can sell your unit easily or “hardly” in the foreseeable future. Well, anyhow, every investment decision should be made after your own risk assessment and if it fits your risk appetite. Let’s meet at the showroom & discuss now.
