Is Sandilands Good for Own Stay Purpose?
Sandilands condominium is located on the edge of Georgetown. Historically speaking, the area was not well-performing as there was a lot of low-cost units and considerable amount of development with Low-Medium-Cost developments (LMC) within the vicinity which are initiatives of the Penang government such as Desa Pinang 1, Desa Pinang 2, Pinang Court 1, and Pinang Court 2.
Sandilands is located next to the Tun Dr Lim Chong Eu Highway allowing for good access throughout Penang. The pricing of RM510 psf for a development with so many facilities is considered fair.
Extremely suitable for those that prefers short travelling distance to amenities. I would say quality of Sandilands is just fine, still under good maintenance.
Is Sandilands Good for Investment ?
In terms of investment, if you’re buying Sandilands now you’re almost like buying original price like almost 6 to 8 years ago during launching. My opinion? Buy and hold it until the next cycle comes back. Don’t expect you can earn fast profit within these 3 to 4 years time. Of course I could be wrong.
Not to say this Sandilands condominium is not good for investment but during the project launching it was almost at the peak of property cycle where the property price is almost at peak and a lot of choices and projects available until Bayan Lepas area.
For the past purchasers that bought it first hand, some owners do make some profit as mentioned because it was during peak property cycle. And unfortunately some owners bought the 1,338sf at RM 8xxK.
As at September 2021, there’s 4 unit left for 1,338sf @ RM 720k, you should definitely consider pick up a unit consider that the Per Square Feet of Sandilands for 1,338sf is only Rm 528. It’s even bigger size than the newly completed condo Setia Sky Ville at Jelutong. Also, cheaper and lower density.
For Executive and Penthouse unit, you can definitely hold it for future capital appreciation and the package given by developer now is even attractive than last time.
How's the rental ROI for Sandilands
ROI of Sandilands would be around 2.6% to 3.6% as at September 2021.
PSF of Sandilands Condominium from RM 534 to RM 600+ onward.
As at September 2021, majority of the units will be 1,338sf and the rental rate would be around RM 1,600 (bare unit) to RM 2,400 (fully furnished).
I always think about worst case scenario when making decision, so if you’re ok to rent out your unit at Rm 1,600 per month and if you’re lucky enough RM 2,000 onward, if you’re ok with such rental rate, just proceed to pick up a unit here.
Is it easy to sell Sandilands in the foreseeable future?
Pretty easy to sell Sandilands in the future. Reason? Freehold, location, price, low density and etc. But important question to ask here is “How much you plan to sell”
My Personal preference & comment for Sandilands as an agent
FYI, the balance unit of Sandilands is not more than 20 units. I have a funny shoppers came visit last time and claimed that his “friend” said still have more than 50 units remaining, definitely will drop price. Eh hello, come on, we are selling, we know better whether it is 50 or 20, I don’t do over-promise and misleading.
Traffic part you should be aware if you’re from Penang or currently staying in Penang. So don’t complain about the traffic because I can’t find any spot in Penang Island that is without traffic congestion.
Location wise it’s really good where you can find a lot of amenities within walking distance or short driving distance.
Personally, I like this Sandilands Condo because of its location, pricing wise also very attractive, convenient and quality wise also doesn’t have much issue.
