    Is Paradigm Suites a Good Buy ?

    Our Analysis / Opinion

    I think Paradigm Suites is not bad location for your own stay or own usage purpose if you’re working nearby or just a mere minutes distance to get access to highway / North-South expressway. It’s really a big size and value for money compared to Butterworth condominium like Elements Garden, Orange Regency, Centro Residence and many more.

    It’s almost RM 5xxk if you’re buying condominium with size around 1,400 square feet onward especially orange regency and some more Paradigm Suites is really a low density condominium.

    You can consider to pick up a unit here if you’re planning to have a small investment in new residential project. In order to own a unit here your minimum income shall be above RM 3,000 (excluding commitment like car loan, personal loan, credit card and etc.) then your loan application shall be safe enough to get approved.

    As at November 2021 and Covid-19 situation, any property investment that can offset your bank interest will be a decent investment. Rental rate of Paradigm Suites shall be able to offset your bank interest payment due to its low density features and less direct competitor as well. With Sunway Carnival and hospital expansion you can expect a greater needs and population or demand here.

    if you prefer high rental ROI you should consider Penang mainland properties because the ROI in terms of rental rate would grant you about 3% to 4%+ as at November 2021.

    As at November 2021, fully furnished condominium surrounding the area of Seberang Jaya could grant you at least RM 1,500 , that means to say if you secure a unit of Paradigm Suites with around RM 420k with 3% interest rate and 35 years loan tenure and your monthly nett cash outflow would be just RM 100 +/-.

    Only 96 units of condominium for this project so you can expect it’s relatively easy to sell it in the foreseeable future

    Quality wise I can’t promise  yet because it is a new project and there’s nothing you can see.

    As an agent, I really like low density features because personal opinion you get to sell easily compared to high density condominium where you either earn a low profit or take a longer time to sell your unit for high density condominium
