Is Pesara Lembah Permai Good for Own Stay Purpose?
Yes, only if you like / want only landed property not too far away from town. This is a quiet & peaceful place, not as quiet and as far as the Batu Ferringhi of course. You can get necessity within 10 minutes driving distance.
How's the rental ROI for Pesara Lembah Permai
First of all, I don’t really recommend you to buy a landed house & rent it out, there’s a lots of reason while one of it is the rental yield for landed house in Malaysia is generally lower than high-rise/ apartment/ condominium. Plus, not many landed house here is for rent / tenanted, so I have limited data for you.
Is it easy to sell Pesara Lembah Permai in the foreseeable future?
Yes and no, yes only if your house condition is tip-top, well-maintained, otherwise, I can’t see what’s the reason potential buyer would wanna buy your house or we could get lucky they don’t mind to refurbish whole house.
My Personal preference & comment for Pesara Lembah Permai as an agent
I do believe that this Taman/ neighbourhood project was developed by BSG Property because they own most of the land bank here. So, I do like their quality for landed house. So I guess I will vote in favour.
Furthermore, it is not too far away from town, if it is not during peak hour, 10 to 15 minutes you can get to Gurney Drive, Straits Quay & etc.
