Is Sierra Vista Good for Own Stay Purpose?
Sierra Vista is a great place to stay if you’re looking for peaceful area in south zone of Penang Island.
Quality wise is ok as it was a project completed by IJM Land. Spacious and pretty suitable for you if you don’t need facilities at all. Most importantly, it is safe and low density development.
Is Sierra Vista Good for Investment ?
Personally I would recommend you to find a freehold property if you plan to invest such amount of money into properties and invest it into the range of RM 500k +/- categories.
Personal opinion? Sierra Vista is not a good investment project if you plan to buy it now from a secondary market and hold for another period, there’s limited growth space.
How's the rental ROI for Sierra Vista
I’ll skip the comment on this part as there’s not much unit for rent here.
There’s not much unit available for rent here especially for the 3 Storey Semi-Detached.
Is it easy to sell Sierra Vista in the foreseeable future?
It’s not gonna be easy to sell it if you plan to buy a unit here as an investment due to the fact that Sierra Vista is a leasehold project and majority of Penangites do not prefer to own a leasehold project.
If you’re planning to buy and stay for long term then Sierra Vista is a place that you can consider.
My Personal preference & comment for Sierra Vista as an agent
Value for money for 3 storey Semi-Detached property compared to surrounding landed property development.
Per square feet in terms of Built up area is just about RM 400 +/-.
I’m just gonna skip the traffic issue as most of the Penangites know Bukit Jambul area, Sungai Ara and Relau is one of the most congested area. Again it depends on where you travel to and from frequently.
I like the peaceful environment here and its low density feature. I put a 3 stars because Bukit Jambul is not an ideal location for me considering i travel in and out a lots of area. It is a great area for you if your activities are mainly in Bayan Lepas and you like peaceful and quiet environement.
