It is only 281 units and developer is not doing the mark up things and somemore giving free legal fees for loan and SPA and also the transfer fees.
The developer is giving rebate / discount / mark up for the Stone because there’s 1,000 units and they need to sell it fast.
This is just 281 units , so I don’t think developer will bother about that. Developer has 4 years time to build it and they can sell slowly. Some more, if all your neighbours can afford 10% down payment, I would say at least the income would be middle class range neighbour. For me, I think it’s better.

Is The Dew Condominium a Good Buy ?
Our Analysis / Opinion for the Dew Paya Terubong
Considering this would be the latest condominium to Paya Terubong and low density features, I would say it’s ok for me.
Reason I rate is 3 stars it’s because of surrounding / existing apartment or low cost flat. (no discrimination but that’s what people always complain, somehow I will complain to myself too. Well, complain like what? Foreigners, bangla & etc)
But overall should be the lowest density considering developer just finish building a 1,000 units of affordable units the Stone project at nearby while the Dew is just 281 units.
If you read about my other comments on other projects, low density is always welcome/ preferred by me.
If you opt for state units, you are able to sell it only after 10 years if I’m not mistaken. If you buy early at the price of RM 320k, I would say it’s a good investment if you’re starting small.
Monthly installment would be just around RM 1,230 per month as at September 2021 interest rate of 3%. Which means to say if you can your unit of the Dew out at least at Rm 1,000 per month, that’s enough to cover interest paid. (there’s complicated things / calculations involving so I will just skip it, if you want to know more just drop me a call)
In short, I would say this is definitely a good project for small investment and especially to hedge against inflation.
ROI of the Dew condominium should be around 3.5% +/-. I was calculating based on a minimum rental of RM 1,000 per month for the whole unit which I think by the time of completion it shouldn’t be a big problem to secure such rental rate considering nearby condominium / apartment also renting around such price unless anything bad happen to Malaysia economy again. #YouAreNotAlone
PSF of the Dew condo is just RM 320 just so you know.
If you refer to previous calculation and you can accept a monthly cash outflow of RM 320 (excluding maintenance fees), I think it’s safe for you to proceed to pick up a unit here.
If you’re good in renovating I think you can rent it out at the rental rate that match your loan installment, considering that most of the purchaser is 1st home buyer and at least 50% should be buying for own stay/ own usage purpose and not much competitor as like the Stone.
Considering the low density features and latest project added to Paya Terubong, I would say not hard to sell it in the future but important question is: How much you plan to sell.
No body knows what’s gonna happen in 5 to 10 years time considering you’re only able to sell it after 5 or 10 years because this is affordable project.
New paired road opening soon, I would say might be able to help reducing some traffic congestion but come on it’s Penang ya, small island where also jam. If don’t want jam then stay at home.
One thing is RM 320k is only come wih 1 car park. As at September 2021, developer is not opening or selling 2 carparks publicly yet. So, I would make my own forecast that the selling price for 2 carparks unit would be around RM 350k onward. Want 2 carparks? Get ready for RM 350k onward.
I would definitely consider to pick up a unit here if I’m eligible to buy but sadly no. If you’re a first home buyer with Penang IC / address, Penang Voters, just grab the chance to own it considering the low density and selling price is RM 320k onward.
It’s fine for small investment or for own stay purpose as well. Not too good and not too bad for me.
