A retaining wall system that meets both US and European safety standards was built as part of Moonlight Bay’s features. Because of Moonlight Bay’s elevation there is a low density requirement, but Ivory opted to build 50% fewer units than permitted under the guidelines. Is Moonlight Bay Good for Own Stay Purpose?
Moonlight Bay is definitely a good place to stay if you love Batu Ferringhi. We have owners that bought it for holiday & retirement purpose as well.
Built at the hillside, windy & 30m above sea level and the fresh air is the reasons that you should consider pick up a unit here.
Is Moonlight Bay Good for Investment ?
If you talk about investment I would say the transaction and trend are more towards Tanjung Tokong area where it is having more transaction than Batu Ferringhi. In another words, there’s more buy and flip on-going in Tanjung Tokong and Georgetown area cmopared to Batu Ferringhi.
Still it is a good buy right now as at May 2022 post Covid or as per the news call it “end-emic” , post pandemic.
How's the rental ROI for Moonlight Bay
The ROI in terms of rental rate for Moonlight Bay would be around 4% +/- as at May 2022.
The demand for rental here is not that high considering it cost about RM 8,000 to RM 10,000 to rent a 4 storey bungalow here where the tenant that is able to afford such rental rate would be foreigner.
Is it easy to sell Moonlight Bay in the foreseeable future?
I would say it is moderate level to sell your unit at Moonlight Bay if you plan to make an investment here or to sell in a foreseeable future due to its price around RM 2.6m onward where people will definitely make a comparison among the landed property options that are available to them.
My Personal preference & comment for Moonlight Bay as an agent
Things that I don’t like for now is the limited nearby amenities where you have to drive some distance to get access to amenities such as clinics, shopping centres & etc.
Few internationals schools within short driving distance.
A closer to nature’s feeling, holiday & retirement spot in which you can find in Moonlight Bay.
