One thing that we would like to emphasize upon Celesta Residency (also known as Celesta Residence) is that the project itself really does not priced at future value and it is priced at current market value and just so you know some units even lower than market value! Look at the surrounding comparison of Sungai Nibong Condominium and you’ll find out it’s true.
The prime location of Celesta Residence shorten the travelling distance for dear owners and therefore a shorter duration of traffic congestion/traffic jam!

Is it really near to highway / expressway?
Nope, I wouldn’t say so. As you can see there’s 3 units of shop office, and then 2 units of Semi-D then finally to Celesta Residency. The distance would be about 100 metres away from highway/ expressway.
Whether it’s really near or far, it’s all based on personal opinion and very subjective and I could not change your mind or perception on that. Again, what I know will be what you know.
Sea View Unit for Type B
Only Type B, 1,650 sq ft will be having sea view unit.
I can’t answer how beautiful is that yet because the building construction stage haven’t reach top. I would share the photos here once I receive them or I’m able to capture on the spot.

Our Analysis / Opinion for Celsta Residency
Is Celesta Residency Good for Own Stay Purpose?
I’ve sold a lots of projects and Celesta Residency is one of the lowest density condominium I ever met. If you want low density and more privacy, Celesta Residency should be within your consideration.
Celesta Residence or I say the location Sungai Nibong itself suitable for those looking for upgrading or to move out from Sungai Ara, Relau, Bukit Jambul & etc. Also, suitable for those who want to have shorter travelling distance to Jelutong & Georgetown but not too deep in Bayan Lepas area.
Food is definitely not a problem where Krystal Point and a few shop lots are just nearby and if you want more food choices Bayan Baru and Bukit Jambul is just a few minutes away. Also food courts (kopitiam) also available at Sungai Ara such as SPICE Pisa Cafe & etc.
Is Celesta Residency Good for Investment ?
I think this is one of the best project for 2019 – 2021 in Penang. Reason? Low density. residential title & non-reclaimed land. You can flip it in the foreseeable future or at least breakeven with interest paid because you don’t have much competitor.
Indirect competitor will be the Sun condominium, currently selling RM 6xxK with 1,300sf+. The reason I said indirect it’s because the Sun will be having hotel, serviced apartment and condominium. I would think pretty messy for me.
Next would be Novus & Montage. Novus, smaller size compare to Celesta Residence while Montage don’t have balcony. Both Novus and Montage also higher density than Celesta Residency.

How's the rental ROI for Celesta Residency
PSF of Celesta Residency will be somewhere around RM 530+ to Rm 600+.
I would like to get your attention again if you’re buying residential property as an investment and plan to rent it out. The rental market of residential property no longer act like last few years. Rental yield has been declining to 2% to 3%.
If you’re buying a unit of RM 747,000, monthly instalment around RM 3,000. Means to say if you can accept a minimum rental of RM 1,200 to Rm 1,800, you can proceed to pick up a unit here. But again, most of the purchasers here is buying for own stay purpose.
Your cash outflow will be RM 1,800 per month (worst case scenario). To those owners that received promise from agent that those sea view condominium can easily receive rental of RM 3,000 and above, you better ask yourself and do the market survey before you decided to buy a sea view condominium and rent out. (You know what project I’m talking about)
In short, I’m not saying this is a bad investment. For me, I would prefer to buy a unit at Celesta Residency and stay for few years and sell it out rather than I pay the maintenance fees of RM 0.30 psf and let the tenant use because I travel frequently in and out of town and across mainland. Much convenient compared to my current place at Sungai Ara.
Is it easy to sell Celesta Residency in the foreseeable future?
If you’re looking for own stay or own usage purpose you can just ignore this part/ section.
Due to its super low density feature and most of the purchasers are buying it for own stay / own usage purpose, I would say it’s really easy to sell it in the future.
1,650 sq ft total of 30 units;
1,250 sq ft total of 29 units;
2 bedrooms total of 29 units.
You look at the units up there, dear existing owners of high density condo such as Tamarind, Imperial Residence, Golden Triangle, Tropicana Bay Residences and etc. May I know how long you have to wait to sell your unit? And also to sell at profit ?

Reason I’m giving 5 stars for the traffic is that I am staying at Sungai Ara, Relau area. Those that stay here, you know what I meant. If you travel frequently or workplace is located at FIZ / FTZ, Sungai Nibong can really help you save a lot of time.
You can easily get stuck at the Setia SPICE main road for around 20 to 30 minutes during the peak time.
In short, I would say Celesta Residence is suitable for those looking for upgrading or to move out of Sungai Ara, Relau, Bukit Jambul area.
Facilities wise also won’t be too crowded due to only 89 units in total. Basic and modern facilities can also be found at Celesta Residency.
The only feature that I can be picky about Celesta Residency is the 8 levels of car park. Well, no choice because it’s a super low density condominium and small land size. Therefore the car park level will have to build that way. Fortunately, all the car parks are side-by-side.
Don’t complain about high maintenance fees. This is a ultra low density condominium. Want low maintenance fee? Go Imperial Grande with 900+ units in total and monthly maintenance fees less than RM 200. Almost can guarantee the maintenance fees wont increase for at least 10 years.
As usual, perfect property comes with perfect price. I don’t do over-promising and what I know will be what you know.
My Personal preference & comment for Celesta Residency as an agent
To be honest I’ve dealt with quite some developers, projects and respective staff and I’m quite comfortable with the developer- TGB group. Reason? For certain developers which I cannot name them here, we’re not allowed to ask too detailed questions or they won’t bother to answer us.
I would say TGB Group is a very transparent developer and willing to answer any question but please don’t ask question like how many tiles in the bathrooms. Meanwhile, certain developers would just tell you “don’t ask too much, just sell” and I assure you that won’t happen for this developer, TGB Group.
Furthermore, I think this is a hidden gem and one of the best project in 2019 – 2021 in Penang. Reason? Almost all the attention has been given to Queens Residences by Ideal Property Group and Quay West Residence by Asia Green Group.
Everybody is going for “sea view” and the truth is “sea view” will cost you about RM 8xxK with smaller size compared to Celesta Residency. If you like to talk about PSF, and you know PSF for sea view unit at Quay West and Queens Residence will cost you about RM 800+ to RM 900+ PSF onward.
Don’t get it wrong, I’m not saying Quay West and Queens Residences do not worth the price or inferior than Celesta Residency. In short, what you get is what you paid. Want sea view? Yes you can, pay RM 8xxK for 1,000 sq ft ; Want bigger size? RM 7xxK at Celesta Residency can get you 1,250 sq ft.
