Like Cycling / Jogging ? No problem
Beside the existing lane of the Light for cycling and jogging lane, phase 3 of development will be 7 acres of seafront park.
To be honest, I like the environment here compared to Quayside @ Tanjung Tokong by E&O.
(If you talk about Gurney side, to be honest I don’t know what’s the feeling to be like jogging or cycling there but definitely I will choose the Light over Quayside-personal preferences)

Is the light point a Good Buy ?
Our Analysis / Opinion
Is the light point Good for Own Stay Purpose?
It’s a good place to stay in the Light City, however, the Light Point itself is closer to highway / expressway. Meaning? You’ll hear some noise (transportation) whenever you open your main door. Solution? Just close your main door all the time if you think it’s noisy or just avoid picking up a unit here at the Light Point.
In short, nothing much to complain about facilities in the Light Collection.
Is the light point Good for Investment ?
As mentioned in most of my project review, ROI of Penang condominium property is just around 2% to 3% , if you’re ok then you can appoint us to pick up a unit here.
How's the rental ROI for the light point
If you’re purchasing by bank loan, you’ll be having net cash outflow for the Light Point. If you’re ok with the 2% to 3% ROI rental rate you should be ok to pick up a unit here.
Is it easy to sell the light point in the foreseeable future?
It’s not easy nor hard to sell the Light Point. If you’re existing owner you’ll know what I mean. It’s not easy because of the price itself that priced above RM 1million, the consumer’s perspective is “I have a lots of choices” since I have RM 1million budget.
It’s not hard also because of its low density features of the Light Point and the big question here is how much you plan to sell. Break even? Maybe you can, if you want to sell at profit, maybe you gonna have to wait for another 5 years time frame (personal opinion, I’m not Guru)
My Personal preference & comment for the light point as an agent
If you have a higher budget or if sea view is a must for you, then you should definitely look for high floor at the Light Point, maybe somewhere around 12 floor to 15 floor onward. Otherwise there’s nothing for you to view but of course if you have a limited budget or you don’t mind at all, you can go to facilities at level 19 to enjoy the full sea view with 1st Penang Bridge.
I’m ok with the Light Point compared to Light Collection 1 because the Light Collection 1 almost got nothing to view if you prefer balcony with view. Unless you’re staying like level 7 or level 8 of Light Collection 1 which only 2 rows with some sea view.
Good thing about the Light Point is you can go to level 19 to enjoy unobstructed sea view with 1st Penang Bridge view.
