Is Urban Suites Good for Own Stay Purpose?
New project, new facilities, freshie, so yeah it’s a good place to stay but do bear in mind this is a commercial development so potentially there could be AirBnb, office and short term stay business on-going in Urban Suites.
In short? If you don’t want AirBnb and office business to take place here at Urban Suites then you only have 2 choices. First, don’t buy. Second, attend the Annual General Meeting (AGM) , become the committee and raise objection against AirBnb and homestay business.
Is Urban Suites Good for Investment ?
New project, new facilities, freshie, so yeah it’s a good place to stay but do bear in mind this is a commercial development so potentially there could be AirBnb, office and short term stay business on-going in Urban Suites.

It’s pretty good if you take it as an AirBnb or homestay business to earn the short term rental income compared to long term rental income the short term could offer you a higher rate of return.
How's the rental ROI for Urban Suites
Personally I think you can get around 3% to 4% return if you plan to utilize your unit for short term rental. Do correct me if I’m wrong and I will do an update too after the OC / CCC obtained.
Is it easy to sell Urban Suites in the foreseeable future?
I haven’t really sold any 2nd hand / sub sale commercial property yet so I can’t really make any genius comment or prediction here but considering the slow market conditions I guess more or less it’s not easy but it’s not hard to dispose your unit in the foreseeable future.
However my answer is always “Depends”, “How much you plan to sell it”
My Personal preference & comment for Urban Suites as an agent
Density and facilities wise should be A-OK and of course the location itself is really good and you can definitely expect a capital appreciation if the LRT project is able to complete.
It’s good if you plan to utilize as a weekend or holiday home or rent it out as short term stay business and location itself is really not bad.
I am looking forward to see its capital appreciation in the next 10 years if the LRT can be completed.
