Raffles Tower consists of 2 towers with 29 storeys, a low density development with a total unit of 260. Completed in 2015.
Each unit of Raffel Tower has 3+1 bedrooms and 3 bathrooms. The units come in different layouts, namely Type A, Type B and Type C. Type A unit and Type B unit have equal built-up sizes of 1600 square feet while Type C unit’s size is 1,400 square feet.
On average, there are just five units on every floor of Raffel Towers.

Is Raffel Tower a Good Buy ?
Our Analysis / Opinion
Raffel Tower is really a good place to stay if you love Gelugor and you travel frequently up and down / northern or southern side of Penang because it is really located at the middle of Penang.
In terms of quality you can rest assured as well because after all it is BSG Project. Price also higher than other projects so quality also above average. (I can’t say the best quality because it is very subjective)
Overall the maintenance here is still A-OK, condition still good. Let’s arrange a visit and see with your own eyes.
(Personal opinion) No, I’m sorry to say no. Raffel Tower is not a good investment if you’re planning to flip here. If you bought at the soft launching stage maybe yes you already some of your profit but not now.
Will talk about rental ROI in the next section.
The rental rate of Raffel Tower is somewhere around RM 2,500 to RM 2,800 for 3 bedrooms unit as at August 2022. Imagine if you buy now at the price around Rm 1.2m with RM 2,500 monthly rental your rental ROI is less than 3%.
Just to highlight I’m not saying Raffel Tower is a bad project. The rental ROI here is not as high as the Light City, Georgetown and Tanjung Tokong Area. Most of the units are for self-use / own usage.
It is moderate difficulty to sell your unit if you’re targeting at somewhere RM 1.2m to 1.3m+. Sorry to inform it will be a long selling period if the targeted price is RM 1.4m and onward.
In short, low density, peaceful, well maintained & nice layout are the features and reasons you should take a look at Raffel Tower too.
