Is Casa Rica Setia Greens a Good Buy ?
Our Analysis / Opinion
Own Stay Purpose
Is Casa Rica Setia Greens a good place to stay? Well, if you travel frequent in and out of Penang Island by driving or you’re working around FIZ / FTZ area then it should be a great spot for you and small sarcasm would be with SP Setia quality you also get a Semi-Detached landed property here from RM 1.8m onward, which is way above Setia Green phase 1.
Anyhow, surrounding would be Chinese community and it’s a convenient place to stay with a lots of food choices and wet market within short travelling distance.
Investment
Not saying that SP Setia project or this particular Casa Rica is not a good investment but I think it’s not really a good investment for you if you plan to buy and flip it right after OC / CCC due to recent economy and property down trend.
To be honest I wouldn’t say it’s a down trend just that price maintained. If you plan to buy Casa Rica for your own usage / own use purpose and with some hedging against inflation elements then it’s ok.
Return on Investment ROI
Currently the Setia Greens phase 1 rental rate would be around Rm 1,800 to RM 2,000+/- and it’s really not a good ROI in terms of rental rate if you plan to buy and rent it out and in fact not much people would actually buy landed property and rent them out in Penang Island.

How easy to sell in the future ?
It’s never a difficult job to sell a landed property but it is a difficult job to sell it at profit in this very moment of December 2021 and of course next few years.
Others
This is not a gated and guarded strata title property for Casa Rica and the same at phase 1. This is only a guarded development and good side is you can renovate and change the outlook and painting as you wish
Personal Preferences
I like the environment of Setia Greens however it’s a little bit “deep” inside for me but it’s really good landscape and quality offerred by SP Setia.
